Terms of service

Version 0.3 (pre-launch draft), effective 14 October 2026. Operated by Sentium Ltd, company number 16512683, registered in England and Wales.

These terms apply when you use HouseReport or buy a report. By buying a report you agree to them. Nothing in them affects your statutory rights as a consumer.

What HouseReport is

HouseReport brings together official public records about an address and its neighbourhood: recorded sales, price statistics, crime, schools, commutes and more. It is information, not advice. A report is not a valuation, a survey, a legal search or a mortgage assessment. Before you buy or rent a home, use a surveyor, a conveyancer or solicitor and your lender.

How accurate it is

We present the records as their publishers release them, with the period each covers, and we say when a figure is missing rather than guess. Public records can be late, incomplete or wrong, and neighbourhood figures describe the area, not one home. Commute times are modelled, school distance is not a catchment, and recorded crime does not predict your safety. Each report names its sources, the period each covers and their limits.

Estimates of value

A report shows one estimate of a home’s value today, worked out in up to two ways. From its last sale: the home’s last recorded sale, moved by the UK House Price Index for that type of home in its area since the sale. From its size: the floor area on the home’s latest energy certificate multiplied by the median price per square metre of recent sales nearby (the most local area with at least ten such sales), moved to today by the same index. When both are available, the estimate is their average, and the report shows both figures; the gap between them is a difference between methods, not a statistical range. Each assumes a home in typical condition for its area.

The condition slider under the estimate lets you adjust it for what you know about the home: each step moves it by a fixed 5%, from minus 10% (needs work) to plus 10% (very good). It is a rule of thumb you choose, not something we know about the home; it is not saved, and the PDF shows the estimate for typical condition. No estimate is a valuation: for one, ask a RICS surveyor or a local agent.

Buying a report

  • The price is shown before you pay, and Stripe takes the payment.
  • A report covers the one address you chose. It is produced when you pay, opens straight away, and shows the information we held on that day. It is not updated afterwards; you can open it again for as long as we run HouseReport, and buy a new report for later figures.
  • You open it from the browser you paid in, from the link we email you, or from an account that holds the email address you paid with. Anyone with the link can open the report, so keep it private.
  • A bundle of five reports costs £35.99. Each report in it covers an address you choose and is produced when you choose it. Unused reports last 12 months from payment, and are used from the browser you paid in, the link we email you, or an account holding the email address you paid with.
  • The monthly plan costs £39.99 a month and needs an account. It gives up to 30 reports in each monthly billing period, for addresses you choose; reports you do not use in a period do not carry over. It renews every month, charging the card you gave, until you cancel. Reports produced on the plan stay yours after it ends. While the plan is active it also opens the area views: the area finder, neighbourhood reports and borough views, for your own use.

Cancellation and refunds

A report is digital content supplied as soon as you pay. At checkout you ask us to supply it straight away and accept that your 14-day right to cancel ends when it is supplied (Consumer Contracts Regulations 2013).

If a report does not open, or is faulty, write to support@housereport.io. Under the Consumer Rights Act 2015 we will fix it or refund you. A refunded report can no longer be opened.

For a bundle, the right to cancel ends for each report when it is produced. You can cancel the reports you have not used within 14 days of paying and we refund them. If a whole bundle is refunded, the reports produced from it can no longer be opened.

You can cancel the monthly plan at any time from your account (“Manage or cancel”). It then stops renewing and runs to the end of the period you have paid for; periods already paid for are not refunded. The right to cancel ends for each report when it is produced; if you cancel within 14 days of first subscribing and have not produced any report, we refund the first month in full. Before deleting your account, cancel the plan.

Using reports

Reports are for your personal use. Do not resell them, publish them in bulk or collect them automatically; the monthly plan’s limit of 30 reports a month is part of that fair use. Land Registry address data may be shown only to provide residential property price information, so it must not be reused for anything else.

Accounts

An account is optional. Keep your password safe and tell us if you think someone else has used your account. We may suspend accounts used to break these terms or the law.

Our responsibility to you

We do not exclude liability where the law does not allow it, including for death or personal injury caused by negligence, or for fraud. Otherwise our total liability for a report is limited to the price you paid for it, and we are not responsible for decisions you make relying on public records that turn out to be incomplete or wrong.

Law

These terms are governed by the law of England and Wales. If you live elsewhere in the UK, you can also bring a claim in the courts where you live.
